Property investment portfolio planning is never easy - even for the most experienced property investor. However, when you're a client of CPI you never have to give it a second thought - the entire pre-purchase and post-purchase strategy and analysis is all done for you - and at no cost to you!

The assessment process is known as Advanced Affordability Analysis (AAA). It is a suite of programs that have been developed to assess the affordability of a residential investment property or properties - and is a proprietary process exclusive to Compass Property Investments.

AAA Suite - Part One

The AAA Suite is made up of two parts; the first of which includes the standard Compass PIA (Property Investment Analysis). This is a fiscally important report that determines "down to the last dollar" the true rate of return on your property/s projected out over a 15 year period. Also included in part one of the AAA Suite is detailed analysis (referred to as the Pre-Purchase Analysis) of your Cash Flow and current spending patterns and commitments. See below for details:

This service is comprised of:

1) an analysis of your current financial expenditure.
2) an impact analysis of the proposed rental property investment/s.

The analysis produces an "affordability" index for you (the investor) from both your ability to afford the property from a Cash Flow perspective, as well as a debt servicing (or Banker's) perspective.

This same analysis can also indicate the affordability of multiple rental property investments and the optimal timing of such investments.

AAA Suite - Part Two

Part two of the AAA Suite involves a detailed analysis of your long-range goals and objectives along with practical suggestions and advice on how you can plan to meet them. You're given an "action" plan to ensure that you stay focused on your goals and don't miss any crucial steps on your road to financial freedom. This "action" plan falls under the umbrella of Post Purchase Strategy and Planning and is explained in detail, below:

Pre-Purchase Analysis Post Purchase Strategy and Planning

Several months after you've purchased and settled on your rental property, we'll sit down with you and systematically map out a long range property investment plan. This plan will also detail your desired future activities, wants and needs. It comprises a very detailed analysis of your long term goals and objectives looking out over a 20 year period.

This type of strategic planning includes making allowances for: children's education; weddings; travel; new vehicles; changes of residence; possible health expenses and other proposed future lifestyle or personal costs.

Once a full set of "future cost items" has been determined, a time-frame and current cost for each item will be set. A Property Investment Plan involving the acquisition of high quality residential investment property will then be developed and presented to you.

Your Property Investment Plan will clearly show you how to achieve your long-term goals and objectives by:
