Rent via Housing New Zealand Home Lease
Home leasing is an option
offered by Housing New Zealand. HNZ leases your investment
property from you in return for a rental guarantee based on
100% of the applicable rent at the
time, 52 weeks a year, for
up to 15 years.
Naturally, your property
needs to meet Housing New Zealand's rigid home lease
criteria i.e. it needs to be in a high rent demand area,
good location, close to schools, shops and public transport.
Demand for housing in the immediate area is also
important.
Unfortunately, should you
try and approach HNZ directly, there's no guarantee they'll
lease your property from you - even if you DO meet all
their criteria.

The Housing New Zealand
Lease term is usually for 10 years with a right of renewal
for another 5. NB: Some Housing New Zealand leases are
5 year terms with a right of renewal for
another 5. Rents are reviewed annually and set
according to market rates.

Private Lease
A Compass Private Lease applies to any
property that falls outside Housing New Zealand's
criteria, but still meets our own comprehensive
standards as far as a rent guaranteed investment property
is concerned. Typically, this type of lease involves a
rent guarantee based on 90% of the floor rate, 52 weeks a
year, for up to 10 years.

Private Lease term
The Compass Private Lease
period is for 5 years with a right of renewal for
up to another 5 years on a year-by-year
basis. Rents are reviewed
annually and based on market rates. Property management is
conducted by CPI Property Management.
Full
Property Management Package
Regardless of whether
Housing New Zealand or CPI Property Management is leasing
your property from you, a full property management package
applies.
